Advice on finding an investor-friendly realtor?

I've identified an area where I'm interested in investing and it would be ideal if I could work with a realtor that would be willing to help me find properties where I could reasonably make low offers (perhaps because they need repairs or the seller is motivated). I'm hesitant to ask for that kind of thing because it feels like it would create extra work for the agent without much apparent upside, though I'm hoping to mitigate that by offering to continue making purchases with the same agent if the first one works out (I have enough capital up front for 2-3).

I'd like to know the following:

1. Is this a reasonable thing to try to find or would this request be too unattractive to an agent?

2. If it is reasonable, how should I go about a) finding such a person and b) convincing myself that they're the right person to work with?
