How to invest in real estate without a loan or full cash offer

This year I lost my job so I turned to a career as a realtor. I saved quite a bit for a down payment on a real estate investment (ideally property to fix up and rent out) prior to that and now won't be able to obtain a loan for that purchase for a while.  Whilst living with my fiance now, I would like to use some of that down payment money in some type of real estate investment which doesn't require obtaining a loan/buying a property outright.  There are always posts for how to invest in real estate for $5k/$8k/$10k but they always require obtaining a loan.  Any suggestions for investments while I build my real estate business/income history?
