Dallas and Northern Dallas regions appropriate areas for cashflow positve properties
Hi,
I am interested in getting feedback on the Dallas market. I am an overseas investor looking to invest in real estate in the northern areas of Dallas (as I have heard that these areas are generally better than south (sorry, not trying to create an argument on this point, it is just what I have researched)). I will be in Dallas early June for just over a week.
My budget is limited to $115k. As an overseas investor key criteria for me is that the area should be extremely safe, the property should be low maintenance, and net cash flow positive. Ideally I would like a 3 bedroom, 2 bathroom (single family or townhouse).
I am keen to hear what suburbs or areas that people recommend.

Yes North Dallas is a great place to invest in we sell properties all over the Dallas/Fort worth area. The south, east and west sides of Dallas you will find the old more run down properties good for rehabbing and renting.
For the fact that rent in these lower income areas are still $400-$800 normally sometimes higher depending on the location. North Dallas has more affluent neighborhoods and you can fix and flip to investors easier.

Mark Cuban the owner of the Dallas Mavericks and a lot of big money guys are investing that way, but you have to know what your doing because crime is more common there. I would bet that they are doing total renovations to entire blocks.
Also Dallas is a metropolitan area so you have Denton, Collin Co., Rockwall, Mesquite, Garland, Richardson which is N. Dallas, Plano, Mc Kinney, Carrollton Tx. Farmers Branch, Irving etc all of these areas are the most wanted to investors if you could find a deal in any of those cities I think you would do fine.
