Where can I find a mentor to learn how to acquire properties?

I am looking for someone who I can rely on as a mentor and to kind of walk me through the steps of analyzing good deals and how I can acquire them through private equity.

I feel like there are a lot of different opinions and routes I could take based off books and podcasts, but I feel like talking to someone and working through it would be the best way to learn. Is this something that people are willing to do or is this not really heard of?
