Raising capital for first investment

I found BiggerPockets a few weeks back and have been reading all I can on here to get a better understanding of what I'm getting into. I am in the very beginning of my red career and was wondering is anyone on here has ever raised capital to fund their investment(s). If so, where and how did you do it? Crowdfunding or something like it? I'm not going to go through any friends or family, I don't want to mix business with those relationships. Yes, I could go through a traditional bank loan I suppose, but they require a big down payment for investment properties and I just don't have that amount to part with at this time. So I was just wondering if anyone has gone this route. if so,

1) How much equity did you give up?

2) What terms did you set with your investor(s)?

Any and all help or advice will be greatly appreciated.
