Easy to use Rental Property tracking software ?

Hello,

I have two rental properties. I self manage one property as it is very close to my house and the other is out of state and managed by a PM company. I was looking for an easy to use and maybe even free tracking program for both my properties. I plan to keep acquiring more properties and would like to get more organized with my numbers for each property to help me analyze actual performance monthly and annually. 

I am not tech savvy. I spent a little time trying to figure out excel but didn't have much luck. Can anyone suggest a specific Excel template? I just have the free Excel version on my MAC. Is Excel even the correct type of program for rental property tracking? I know there are a lot of programs I can pay for. I was wondering if there was a program that was simple and free available or if anyone had a suggestion for a cheap and simple program to use. I appreciate any and all input.
