I Need advice/help Please!!!!

I am meeting with a homeowner tomorrow. It will be my first homeowner I am meeting with. After starting to analyze the area of Lee county this looks like a stellar deal. I want to wholesale this deal. Does anybody have any straight forward contracts I could possibly use? Also, any good questions I should make sure I should ask, things i should make sure i do, etc. Best advice I have heard is try to figure what they need and bring value that way. I have a tendency to jump the gun sometimes so I want to take it slow(ish) and not jump the gun in what I say.

This is a pretty generic question and difficult to answer. All I can say is: say very little, be honest, and fully disclose your intentions.

I hate to be cruel, but why are you searching for a contract now? That's like going bear hunting and waiting until the bear starts charging you before asking if anyone has a gun!

If you're going to be successful, you need to educate yourself and get your ducks in a row before you step out the door. If this owner sees you looking like an amateur, the entire opportunity may be lost or you may get in way over your head.
