Tips for a 21 year old with 20k looking for a live in flip in ATL

So I’m a newbie looking to get the ball rolling. I just hit the 20k mark and feel that this is the best time to get started. I currently live in NYC and really want to relocate to Atlanta. I think the best way to do that would be to a live in flip. Im looking for a fixer upper that I could potentially house hack. What are the best neighborhoods to invest? What advice would you give me ?
