LLC's & Corp. Are they necessary?

Hello Biggerpockets,

My colleagues and I are about to start our venture into the real estate world. There are 4 of us and we want to make sure that we are doing things the right way. Our two main focuses are buy and hold rental properties, preferably duplexes, and wholesaling. Because there are four of us and we are splitting the business 25% each and we want to make sure that we are setting things up correctly. My main question is do we need a LLC or Corp for us and if so how should we be structuring these entities?
