How to use wholesaling calculator for get maximum allow offer?

HELP!!! Hey everyone I listened to an episode (I forgot which one it was and I can't track it) wherein brandon suggested using the wholesaling calculator to compute for your maximum allowable offer. If you're reading this and you use this feature do you mind walking me through it and giving me tips? I'm currently using it for that purpose but feel like I'm doing something wrong.
