Owner Financing For SFH Buy and Hold

Im new to REI and I need help. I have a deal for a SFH

70k asking 

15k repairs

ARV 130k on the low end

I just asked my agent to see if the seller is open to Seller Financing 

Any tips on how and what to offer.  I have a downpayment of 16k.  What other fees cost should I be factoring in?
