Buying a property with existing tenant in it

Hello, I am looking to buy my first buy to let (I'm based in the U.K). I have seen a suitable property, and it has an existing tenant who has been in the property for 9 years and wishes to continue living there.

Does anyone have any advice on what I should look out for (any pitfalls ) and crosscheck?
