Help with wholesale lease option

Hey, I got some quick questions to ask about wholesale lease option

What should the contract details be and where could I get a contract?

Who signs what when I'm assigning the contract to the buyer? Like does he sign the original contract or do I sign that with seller and just give the buyer the assignment form and take it to the escrow company? (I'm confused on this part)

How do I get paid when I assign the contract to the buyer?
