Building New Construction for Rental (single family)

Hi. I purchased an inventory home in the growing community of lake Nona in Orlando about 3 years ago. We’ve had to relocate for work, and I was able to rent it out (using a property management company). I wanted to invest in a second rental home, and was hoping to get some advice.

1. There is a lot of new development in Orlando and the surrounding areas. Is it worth to build a brand new construction for a single family and over garage 1/1 or should I stick to inventory homes due to discount potential?

2. The rental pro for having a 1/1 built over the garage fetches good additional rental value, but does it detract good rental prospects (especially families) due to privacy concerns? Are there other cons? Mind you, this is a suburban area.
