Getting Ready to Roll- Who Am I

Hello BiggerPockets community. I recently took action to start a membership on BP though I've been listening and watching videos since the beginning of 2020. I know how important networking is so I thought one of the first things I should do is put a post out on who I am, where I am at, and where I want to go.

Starting with the basics. My name is Anthony Barnard. I live in New Meadows, Idaho which is close to McCall a small resort town about two hours north of Boise. I've been married for five years, have two kids 3 & 1. I work with a contractor that has over 25 years in the field. I've bought and sold one primary residence and we currently live in our 2nd. I unfortunately just barely started looking into investing so while the profit from the sale went to good things like paying off some debt, a long overdue honeymoon, and a small down payment for the 2nd house, I didn't really invest that money into real estate. The remainder is going towards a destination wedding that my wife is a part of. Which for anyone keeping track means I essentially have nothing left for investing with.

I figured I'd start out with a few single family homes as long term rentals though I'd also consider vacation rentals considering the area is popular for summer and winter activities. Since I don't have anything to invest with my initial thought is to try and partner with someone locally on a deal that needs work and I would use my contractor experience as my portion of the investment. Depending on the extent of the repair, I may even be able to do all the work myself. If there is a lack of a partner I guess I'm more or less limited to hard money. Eventually though I'd like to get have a nice balance of multi-family for cashflow and single family for appreciation. My goal ultimately is for a lifestyle change. My family time is very important to me and I want to have more control over when I work.

Some of the questions I have:

1. Who else is in my area and anyone interested in partnering up?

2. Does anyone have good strategy for estimating vacation rental profits?

3. Any tips for presenting to a hardmoney lender as someone who has no experience in investing yet? What's most important to show?
