Owner Occupying a Fully Rented Duplex

Hey all,

Anyone care to share experiences moving into a fully rented multi-family after purchase? I'm still looking for my first deal, but many of the places I've been considering still has all units occupied. Not really an issue until I close on one, but curious to see if anyone has some advice I should be on the look out for going into it. I'd imagine they'd vary by state, but what rights do both the tenant and buyer have? Has COVID and the eviction bans had an impact on this or does that only involve issues of receiving payment?
