student Housing info needed

I am starting out in Real Estate and will obviously admit i am a complete novice. I'd like to find a niche in student housing, single family and duplexes. My question is when visiting properties for the first time, what are the important things to ask of realtors or important questions in general. By important questions i mean specifically what should i ask about said property and what things should i know before considering making a move?
