College student single family rental in Iowa city

I am a college student in Iowa City and want to pursue having a single family rental for my friends and myself to live in. I am struggling finding the right place to choose and I want to make a decision by end of January next year otherwise I will wait until the following august. Right now isn’t the best idea to buy in a lot of areas so I am continuing to prepare to eventually buy a place. Looking to do an owner occupant for at least a year but I am having trouble understanding the Iowa city market.

Iowa City is expensive when compared to Cedar Rapids which is 30 minutes North.  The student rental market is really screwed up right now with enrollment down, students taking classes online, etc.  I think it would be tough to be in student housing right now.
