Hello everyone!

My plan is to move to the Madison area upon my graduation in May of 2022. I am somewhat familiar with the area and want to start learning and preparing for investing there once I move there. What are some good starting points for me to prepare now so I can begin investing in Madison once I graduate. What are some good neighborhoods in the Madison area for house hacking or investing in general? What strategies did you use for house hacking and how did it go? I'm also interested in possibly using the BRRRR strategy, and renting out other rooms in a single family home so any advice on that would also be greatly appreciated.

I am a college student in Iowa City and want to pursue having a single family rental for my friends and myself to live in. I am struggling finding the right place to choose and I want to make a decision by end of January next year otherwise I will wait until the following august. Right now isn’t the best idea to buy in a lot of areas so I am continuing to prepare to eventually buy a place. Looking to do an owner occupant for at least a year but I am having trouble understanding the Iowa city market.
