Thoughts about owning a 3 acre land

Hi everyone,

So i was thinking if it's possible to make that as a collateral for my first investment. I got that from my late dad and we're trying to sell it for more that 15 years now, we already have a another buyer until December but we don't have a clear vision yet if it's going to sell. But if things don't go well we can still use that land to do agriculture. I also hoping to use that if we able to sell it and make that as my starting point but i don't want to depend on that so i'm trying my best to leave below my means and save much money as i could, even though just working in a minimum wage here in canada.

Would love to here your thoughts about this and learn anything i can about real estate investing. Sorry for my english hope you understand. Thank you in advance.
