Williamson County, TX LTR Advice

Any guidance on location for a first LTR SFH in Williamson County, TX.? It's a sellers market and seems there is very little for rent in Cedar Park and Leander. However, schools tend to be better in Round Rock. What's the best location right now? Also, seems there is limited 4 Bd inventory in rentals. Is it better to go with a 4 Bd versus a 3 Bd? Appreciate any guidance. We plan to do just 1-2 rentals total.
