Looking for seasoned wholesalers near San Bernardino, CA

I understand the marketing concept of wholesaling when it comes to getting leads however i dont completely understand what to write on the purchase agreement contract; along with the assignment contract. I dont mind using the one i have now however i want to make sure i have a protected contract in case all falls through. Any tips and advice would be deeply appreciated!
