Rent and hold OR Sell?

I just moved out of my first house that is now vacant and listed for sale in Oakland CA (https://www.biggerpockets.com/...). The house is an SFR with an illegal in-law in an interesting but visibly improving area (City added bus rapid transit and diagonal parking). I am relocating for work and have a decent move package. I'm having issues selling the home been on the market for ~60 days due to things I can't change, ****** parking and in an alley. Its a through lot but it was split off of the main house. At what point do I cut bait and try and rent it out. I just rehabbed the lower unit but it should be permitted. Fun fact CA mandates that ADU permits needs to be processed within 60 days. Do I wait on the market for the write buyer or just rent it out? I can afford one unit to be vacant. Oh and I just got into contract on my next project. Thoughts?
