Affordable rentals in DMV

Hey guys,

Pretty new to this, but having fun learning from everyone. I want to invest into rental properties - specifically apartments/condos- in Prince George County MD, that are safe areas with population and job growth. My goal is to have affordable rentals for people, especially taking into consideration that we are in a phase of expansion: supply in DC is especially low, and prices are only getting higher, indicating a lull coming soon. 

Looking for a couple of things

- key metrics to look for to indicate more stable economic conditions (i'm sure if i google this enough i'll get there, but you guys might save me some time)

- name of people i can follow through these forums or otherwise that invest in affordable rental properties so i can observe/learn

- anything you can think of related to this topic i should know about

In the meantime, i'm reading a bunch, and trying to get my hands on some data to analyze (that's kinda my job).
