House Hack with “partner”

I own a business and am in the planning stages to begin investing with a mix of flip and buy & hold. I have an early 20’s employee that is interested in “helping” with a hack. I have an established residence, kids in school, etc. so I’m not in a position to move.

The idea is that he would be a renter while rehabbing. I don’t expect that he will do the work, but he can learn some skills/project management that could be beneficial in the future. He has been with the current business since inception (six+ years), he is trusted and I consider him almost like another of my kids. I think there is opportunity here, but looking for some feedback, thoughts. Too many ideas rattling around to list so I’m putting it out to the BP Community for discussion.
