FHA Loan or Conventional Loan For First time Home Buyer?

I was planning on getting an FHA loan on a Multifamily home for the low down payment benefit but after talking to my banker, she said because I am a first time home buyer, I can get a 3.5% down payment with just a conventional loan.

Should I go with the FHA loan or conventional? There might possibly be a good strategy involved where I can do the conventional loan first then on my second property do a FHA loan? Any advice?
