Approaching Private lenders

Hi BP family, I have been trying to get my first deal done by trying to find a private lender to come on board with me.

Over the weekend I was talking to an old boss of mine who i am close with about real estate, I found myself having trouble finding the right words to say to try to get him to maybe consider investing in me so I can get my first deal under my belt.

My question for BP family is what are some pointers and advise when it comes to approaching lenders?
