Private Lending Question

Hello,

I am new to real estate investing and am looking for any and all advice from more experienced members! I purchased my first property in late July 2020 as a house hack, an over/under duplex in SW Denver. It has been a little rocky so far, but I believe it is going to all work out in the end, and it has made me even more interested in future investments...which brings me to my question:

I am looking at purchasing an investment property, and am looking to raise private capital to do so. I am wondering what type of deal structure (if any) would work for a buy and hold property, if I am looking to pay back the private funds quickly. The more analysis and research I do, it seems like this would be difficult and make more sense if I were to find a property to rehab and then refinance. I am interesting in doing this eventually, but without experience I'm hesitant to borrow money for a property that needs a lot of work.
