Crossroads in life looking to make the jump, but nervous to jump

Hi BP!

First post for me here.

I am at a cross roads right now.

I am 25 and have always chased money. This has lead me to an industry that pays well but in turn have come to hate. I also work at a bar on the side, and I actually 100% love it!

I have a 3bd 1.5 bath house that I have flipped over 4 years. And now have some available equity to tap into as a profit/savings. Selling my primary house is not an option for me.

Right now I am trying to decide between 3 scenarios:

Quit my undesired job, work at the bar more and go back to try and make it selling real Estate. (I got my license when I was 19 but i didn’t put 100% into it because I was a broke college kid who just wanted a house)

Quit my job and work to get my appraisal assistant license, and after the waiting term, continue with a full license

Quit my job and chase private money to start flipping houses full time( this has always been my end goal was to flip houses full time)

Or some mix of both.

One way or the other I plan on leaving my full time job, but the responsible side of my brain is telling me to find something secure and steady while the other half wants happiness and to make my flip dreams come true!

I know I need to be 100% on whatever one I choose but I’m looking for some tips or words of wisdom!
