Seeking advice for newbie

Hello! My name is Mimie, I live in SC with my husband and children.  My husband and I leased a brand new BP gas station about a year ago. We both work at the gas station, so we don't have any W2 for right now. We're thinking doing house hacking, by selling our current home and use the $100000 to buy a smaller single family home. (pre-foreclosed, foreclosed or auction proprieties). Selling our home and finding something smaller will allow us to safe more money faster. We can also acquire $50.000 now without moving, but how can we find proprieties for that amount and use it as a rental propriety. Any advice or recommendation please? What y'all do with such a small budget?
