Looking to buy my first duplex with little money down.

Hello im a truck driver 33 years of age and ive been reading books and looking at alot of videos and i feel like its time to take action. Im looking for a duplex for rental income here in miami fl. what are things i should look out for and any good advice you guys can give me dont want to put more then 10% down and my credit is around 670.
