Advice on partnership

I am new to real estate and looking to get the ball rolling and purchase my first rental property. I don't have enough money to put a down payment but I have a friend who also wants to get involved in real estate who has the money to put down. My question is, how do I go about asking him to partner up and use his money to get the deal done. I am willing to do the rest of the work to get it done. Any advice will help. Thank you!
