The elusive second property

I have owned a 2-family just south of Boston, MA. We started out by house hacking after buying the property with a VA loan. It has no been fully rented for about a year. Curious what advice people may have for financing my next rental property. The cash flow for our current property will help with a down payment, but that will take some time. One of our tenants is moving out soon and that will dig into reserves somewhat. Anyother useful advice for this stage of growing our portfolio would be great too.
