Newbie looking to acquire 1st rental with BRRRR in N.Dallas area

Hi, I've been a Realtor for 15 years and I'm ready to start investing. I'd like to acquire my 1st rental using the BRRRR method. My ideal markets are Denton, Collin, & Grayson counties. I'd love some advice.

Should I consider buying from a wholesaler? 

What are the pros & cons of using HML to finance my first purchase?
