Just bought a townhome. What’s my next move?

Hello!

This is my first post on Bigger Pockets. I just purchased my first home. It’s a townhome in Colorado. I am looking to house hack my spare bedroom. How can I count that as income to a lender? Or can I not add that to my income?

I put this loan in my name. My boyfriend is looking to buy a condo in his name and then rent it out. I know in order to get the 3.5% first time home buyers deal it has to be his primary residence. How long can you own a place before you can start renting it out?

I’m very new to this and eager to get started in the Real Estate investment world any help or advice is appreciated!
