Living abroad & need financing options

Hello BP Family! I'm an American citizen who lives as a single mother and works like a dog in Sweden (haha JK. It's not so bad.) I've been gone from the US for over 20 years, so I just started slowly trying to build up my credit in the US again. Taxes in order, bank account, co-signed credit card, etc...But this all takes so much time. I'm interested in investing now. I'm a firm believer in Where there's a will there's a way. I definitely have "the will." Now I'm looking for help with "the way." I am however a bit scared to try a hard money lender since I'm not sure if I myself will have a good enough credit score by the end of the agreed term to refi. And before you ask, no I don't know anyone personally who could be a private lender or who would co-sign on a loan with me. I want to invest in SF or small MF in and/or around my hometown in NW Florida. I've been looking for deals and found a couple, but it's useless (and frustrating) if I don't have financing in place first. Any suggestions and comments would be greatly appreciated. I'm also looking to network as much as possible and would love to get a video meet-up together :) Thanks in advance!
