Financially Ready- Needing Help with Rehab Budget

Hi BP family! I'm looking for some help regarding how to budget your rehab as close as possible without a construction background. We’re ready financially so now I just need to secure some property. I’ll be hiring out a GC and subs, ideally just as many subs as possible... I feel like I’m offering too low on properties because I’m afraid to get in too deep and into a construction budget that is far higher than I thought it would’ve been. The last thing I’d want to do though, of course, is underestimate.
