Chronological order of a deal

Hello BP,

I’d like to know what’s your chronological order in doing a deal from start to finish. I’m having issues in knowing who to contact first (lender, GC, seller) how do you guys ensure you’re not wasting nobody time?

If I contact the seller and submit an offer I might run into the issue of not knowing the rehab cost or if I contact a GC to give me a bid by the time they return with the bid the property might be gone.
