What is my credit score worth?

I've been researching and learning for a while. I've also been exploring some real estate opportunities with a close friend who has a number of properties. He is coming up on a deadline where he needs to refinance and pay off 2 hard money, and 5 seller financed deals, but some personal and medical issues have dropped his credit score too low to be able to do so. I am currently renting and haven't pulled the trigger on any of my own properties. All properties are rented or have regular business on AirBNB. All are valued at more than their notes.

We are starting discussions on a legal agreement for me to co-sign on some of the loans, as my credit score is ~ 800. I could really use some feedback on a few things:

- How do I calculate the worth of my credit score if we are refinancing $500,000 in loans together? $1,000,000?
- What questions do I need to ask for to protect myself (what happens if we sell, who is on the hook if they go vacant, what is my liability, etc)? What information do I need on these properties before agreeing?
- What happens to my credit score after I cosign?
- What do I need to ask for contract wise?
- What questions am I not asking here there I should?

I'm new to the forums, so please let me know if I should categorize this differently, or if I am breaking forum rules/guidelines. Thanks!
