Making my first commercial offer
I'm experienced with buying residential properties and working with lenders but I'm looking at a 6 flat in Illinois and want to make an offer. The broker is telling me they need a pre-approval from a lender to make an offer and the lender is telling me they look at each deal individually and don't do "pre-approvals". I'm working with a broker I don't really know and it's going SO slow and I want to be able to make an offer quickly...I think I'm going to lose this deal. The bank wants me to send two years of financials and the broker is telling me to send them the listing sheet. Help! What do you think? Wrong broker, wrong banker or am I just missing something? TIA
