When to secure a Loan

Hello,

Wondering when it the appropriate time to secure a loan for financing on an investment property that will be used as a rental. After the offer? We just don't want to secure a loan before finding a place because we know that the loan is usually only good for X amount of time and don't want to go through the entire home loan process again if our time is expired or rushed into finding a deal that isn't a good one.
