What is the best way to get deals for wholesaling?

Me and my husband are just starting on finding ugly houses and getting great deals in San Antonio Texas. We have been driving to different neighborhood and getting addresses and cold calling but they either don’t answer the phone call or wrong phone number or not selling their houses. Any tips?

Follow up by sending them a short letter: If you know someone who needs to get out of their house, have them call me immediately.

Keep sending them letters or have some sort of postcard made and keep sending them every month or two. It is not easy or quick cash. It usually takes about 6 months to a year to get your first good deal. After that about half the time.

If you start any kind of business, you will not be profitable in a few days. It takes months, maybe a year or two to see the fruits of your labor. Same with real estate.
