Newbie and Bad HML experience

I did all my pre approval stuff for a HML. But it seems their fees and points keep changing. They tell me 11%, then paperwork they send me says 13.75%. I ask about it and they again say the interest is 11%.
in the beginning I was told closing costs should be about $8000.includes attorney, title search, origination,servicing fee, more fees... and now we’re looking at over $10k in closing costs. 

I have the deal under contract and now I’m searching for financing..this is ridiculous. 
any tried and true HML???
