Phoenix rookie needs advice on local options

Hey ya'll, I'm in the Phoenix area and want to get back into the real estate game. I've purchased homes in the normal family friendly manner before so I'm not a rookie at conventional wisdom. I did try to house hack by accident in 2006 in Cleveland with no money, education or common sense. Ready to get back in as an investor. Would love to hear about some Phoenix experiences!
