No money

A partner and I are trying to get into real estate investor with practically no money. I'm interested in wholesaling. Do I need proof of funds to obtain property to assign a contract? I have also heard to obtain private lending, yet I don't know where to go to get private lending. I don't want to go to a hard money lender if possible. We also can't mortgage a property because of lack of funds. Basically capital is our main issue that has put us at a standstill, so does anyone know or have any advice as far as getting started with very little money to work with? Any advice would be much appreciated
