Plan/Budget to hire, even if doing the work yourself.
I am starting my RE journey with a "house hack". Basically building a 600 SQ ft Studio Apartment in part of my house. It's coming along well, two weeks from completion with the Tenant moving in August 1st. I am an electrician and have the experience, so I have done a bunch of the work myself and hired subs for whatever made sense regarding my skill and my time. Yesterday after assembling the glass corner shower kit, I hopped on my bicycle to roll down the street to get ice cream at the local creamery and whammo, chain locked up and over the front of the bars I went. Long story short, my head is pretty sore, ribs are badly bruised, and my clavicle is shattered--I won't be finishing any work myself. I was able to call in some favors and the work will get done on time, as I know plenty of people that can do electrical and carpentry on short notice. It would be wise to budget in the money to hire, even if you can do the work yourself...you never know when an injury or life event might derail your DIY plans.
Anyone have a similar experience?
