First Purchase: Construction Costs

Hey, all.

Looking to get going this year with my first real estate purchase which is very exciting and nerve racking as I'm sure the rest of you already know. I'm trying to come up with some creative ways to front material cost for renovations. I come from a construction background and can handle most work with my own tools and knowledge. 

The one thing that I keep running into is how will I cover the material costs of the renovations. Cash is tight and was looking for a way to roll the renovations costs into the mortgage but have the ability to spend as needed for material. 

Not a quick play, would look to buy, hold and live at the residence while I fix up the place.
