Suggestions on on good cash flow markets to look at?

Hi! So I'd like to BRRR but the Mass Market is extremely expensive so I plan on long distance investing. I completely realize the advantage of equity but I believe some decent cash flow for the moment would help my situation out a lot more for the moment. Any suggestions on other markets to look at?
