Could use some advise on my first purchase

I just received information back from my lender and the #s dont seem to add up. What do you guys think? Any help/advice would be appreciated.

"We can do it at 215k at 5% down. You will need out of pocket 21-23k and be looking at a payment of about $1430 incl est taxes and insu."
