Virtual Wholesaling in the U.S from Canada

I would like to get some insight on the legal side and how to find a title & escrow company that's the right fit. I have beginner knowledge about wholesaling, but the most valuable thing I learned is to take action. I haven't started virtually wholesaling yet because I'm sure there are some blurred lines I want to steer clear of. I live in Vancouver and the wholesale market here is pretty saturated with illegal transactions, something I would rather not get mixed up in. That's not to say every transaction is illegal, however the buyers market is also over saturated with out of country owners who almost have a monopoly on the market I want to dial in on as a wholesaler. I've seen this topic posted here periodically but it's been a while so I thought it'd be good to learn from people who have more recent experience. First post here so I'm looking forward to connecting with all of you, and excited to gain some knowledge from people who know more than me. Thanks!
